Statutory inspections in Sweden

📋 Most property owners in Sweden keep up with the inspections below. Each comes with its usual interval, as a starting point for setting them up in Vyer. It is a reference for planning, not legal advice; the rules change and depend on the building.

The list

  • Ventilation inspection (OVK in Swedish): every 3 years for schools, care homes and buildings with mechanical ventilation, every 6 years for most other buildings. Required by law.

  • Fire safety: a yearly review of the building's fire protection, with regular rounds in between that your organization carries out itself.

  • Lift inspection: every year, by an accredited inspection body. Required by law.

  • Energy certificate: renewed every 10 years, by a certified expert. Required by law, and fetched into Vyer from Boverket; see Fetch energy certificates in Sweden.

  • Radon measurement: every 10 years, or after a renovation that changes ventilation.

  • Electrical inspection: every 3 to 5 years, depending on the building and the insurer.

  • Playground safety: a yearly inspection, with monthly checks of the equipment.

  • Heating, plumbing and cooling: a condition check every 3 to 5 years.

  • Shelter: on request from the civil contingencies agency.

Set them up in Vyer

Each one is an inspection with its own inspection type, marked as statutory, on a schedule that matches the interval. A new organization starts with several of these types ready. See Set up a statutory inspection.

When an inspection body carries out the inspection, set them as the assignee or bring the result in automatically. Kiwa's results arrive through Q3web; see Connect Kiwa and Q3web. Keep the protocol on the inspection; see Attach the protocol.
