LEJE Fastigheter has built a property portfolio that is not just high quality, but carefully thought through from the ground up. An impressive effort to digitalise and manage their properties, with Vyer as a central part of that work.

Now the company is selling 15 properties. 46,000 sqm. 1.3 billion SEK. A portfolio described as unique, not just for location and technical standard, but for an unusually high degree of digitalisation.

"Vyer was definitely a WOW-factor. The buyer got a better overview both inside and across the portfolio"
– Niklas Granström, founder of LEJE Fastigheter

Everything in place at handover

At handover, continuing with Vyer was a given. LEJE had mapped components, ventilation, fire protection, images and work orders, all gathered in one place and ready to hand over, digitally, directly in the phone.

This is the result of a portfolio that from day one was built to be surveyed, not just visited.

Remote management from day one

Every time a technician travels out to look at a problem that could have been handled digitally, time and money disappear. Not once. Every day, in every property that is not properly documented.

LEJE Fastigheter built their portfolio to avoid this from day one. Vyer came in as part of that work two years ago, adding CRM functionality, image overview and work order management.

"In many cases a technician is sent out for a first inspection. With Vyer we could review the component, order directly and free up unnecessary time for our technicians"
– Niklas Granström, founder of LEJE Fastigheter

This required the properties to be properly documented, with installations and work orders accessible to everyone who needs them, directly in their pocket.

A digitalised high-end portfolio

Niklas Granström explains how at the time of sale it was not just location and technical standard that led Cushman & Wakefield to describe the portfolio as somewhat unique within the segment. It was the consistent degree of digitalisation throughout, from remote control and energy efficiency to digital twins.

"Over time we had built a high-end portfolio where Vyer together with other digital services was a core component"
– Niklas Granström, founder of LEJE Fastigheter

When the buyer went through what they were actually acquiring, everything was in place. Not in a binder. Not with a person who may no longer be working there. In a system the buyer could navigate immediately.

Pioneers with a hope

For Niklas Granström, digitalisation is about something bigger than a single transaction. It saves money, but not primarily through efficiency gains. It reduces dependency on individuals. With Vyer, the handover can happen seamlessly, without information disappearing with those who leave. As LEJE's portfolio is now handed over, Vyer handles the transfer of components, ongoing work orders and documents, for a smooth transition without loss of information.

"We can be seen as pioneers and hope that the industry now standardises, that it learns and adapts to the market. This is the future"
– Niklas Granström, founder of LEJE Fastigheter
