Alexander Bertilsson is a technical property manager at Svenska Handelsfastigheter. He manages properties from Ystad in the south to Trollhättan in the north. One of Alexander's most practical setups is using QR codes for tenant fault reporting. He creates and distributes them to tenants, who use them to report faults directly from the location where the problem occurs.

The result is a fault report that is already linked to the right place in the building before anyone on the management side has looked at it.

"I keep track of incoming faults and help coordinate with the facility teams so our tenants always get good follow-up and resolution"

Maintenance planning based on actual data

When an installation has received several fault reports in a short period, Alexander creates a work order and flags it for the following year's budget work using a custom tag: Budget 2026.

By collecting quotes continuously and tracking priority, the information is already in place when budget decisions need to be made. No scrambling, no guesswork.

"If you can see that an installation has had many fault reports in a short time, you create a work order and flag it for next year's budget. By adding priority and continuously collecting quotes, you have more documentation in place when it is actually needed"

Alexander is clear about where property management is going.

"You cannot continue with pen and paper. You need good information gathered digitally and accessible, and a current picture of which of your properties needs attention every day"
