The property technician: 'Time and money to be saved'
For nine years, Marcus Bengtsson, 28, has worked as a property technician at Climat80, handling facility operations for several of Hemsö's properties. He's now one of the first to use digital twins for operations and property management as part of a pilot project at Hemsö.

Property company Hemsö currently has several digital initiatives underway to make its information management more efficient, from concept to management. A pilot project with Vyer.com recently began, gathering operations- and management-critical information for five care homes into digital twins of the properties in a web app. To help the technology take hold in the organization, they chose to involve staff early in the process.
Property technician Marcus Bengtsson is one of the staff members taking part in the pilot project.
He's noticed a lot of change in the industry's digitalization over the past few years. Nowadays, for example, they have digital systems for fault reporting and water meter readings, something that used to be done with pen and paper.
"I like the technology and can see the benefits of going digital, but when you're working across so many systems it almost gets harder, especially for those who are less tech-savvy. If you can't build a bridge between the programs, you end up with a lot of duplicate work."

The Vyer app, which can connect and gather information from different systems, as well as handle reporting and communication, therefore has the potential to make things a lot simpler, according to Marcus, who today often acts as the go-to person whenever others have work orders on the properties.
He sees that 3D models can make things easier for tradespeople and substitutes, since they make it simple to find and share information about spaces and equipment, as well as their physical location.
"I know where most things are in my properties since I've had them for so many years, but it's harder for others. Getting to grips with a bunch of new properties can feel like being in a maze. It's a shame for someone to spend an extra hour finding something they could have found in five minutes."

Gathering knowledge from systems and staff into a single digital source of information reduces the stress of constantly needing to be available. At the same time, it improves the ability to make decisions about repairs and spare parts remotely with better analysis tools, meaning fewer car trips for on-site checks and more time and focus for proactive management.
"Right now there are so many fault reports on the older buildings that it's hard to find the time to keep up with inspections a hundred percent. There's a lot of time and money that can be saved by getting better visibility into all the information. You can't keep it all in your head, so it helps to have Vyer as an assistant."

The pilot project began in late November and runs through June 2021. Proptech company Vyer is building digital twins for five care homes in southern Sweden. Selected staff from Hemsö's operations and management teams get to actively test how their work can be made more efficient with access to digital tools for information and communication on the Vyer platform. The work will result in a template for how Hemsö can mass-produce smart maps across its entire portfolio.
