Mälarenergi: 'It's all about making our own work easier'

Infrastructure services company Mälarenergi manages nearly 40,000 square metres of building space. During the spring they began using Vyer's platform for digital 3D drawings and fault report management for one of the properties in their care.
"It's great to get an overview of where in the building the problem is," says Stefan Wahlby, technical property manager.
The rollout is part of a larger pilot project initiated by property company Mimer, focused on modernising drawing records through conversion to 3D drawings across a larger number of properties.
The 20,000 square metre office property Navet had also lacked a smart digital solution for managing work orders, but has now begun using the Vyer platform for this purpose.
"Last year, when the building was newly occupied, we received 500 fault reports for Navet alone. We collected everything in an Excel file, which became quite heavy," says Stefan Wahlby, technical property manager at Mälarenergi, who handles facility management for the building.
With the new system, fault reports are registered directly in the 3D drawings, which function as digital maps of the indoor and outdoor environments. As in traditional systems, work orders can be sorted in a table view — but in addition, operations and facility management staff get a visual overview of where in the building the work needs to be carried out.
"There are so many small nooks and corners that some contractors need a guide to find their way around, and that's not always convenient. Being able to send them a link with a description of the work order as well as its location so they can find it easily will make a real difference."
The platform also makes it possible to communicate with colleagues and external contractors about work orders and remedial actions, directly linked to the location or equipment where they were reported.
An important part of the change management process going forward involves shifting habits and routines internally, Wahlby notes.
"If I log a fault report, they get an email, and then they've perhaps gone to look at it — instead of calling and saying this needs to be done, everyone needs to start using the system."
What impact do you expect Vyer to have on operations and management of Navet?
"It's all about making our own work easier. It's convenient to be able to send a fault report directly to the contractor who needs to fix something, instead of writing an email. When tenants can get automatic updates and track their case, we'll save time."
