The industrial property Navet has housed everything from a car workshop to a school since the 1950s, before developing into the modern office building it is today. The building now also has a digital twin from Vyer, used to streamline operations and facility management.

Together with colleague Lars Andersson, he is responsible for ensuring that everything in the building works as it should — for tenants and visitors alike — while maintaining a strong focus on developing sustainable processes for their own facility management work.

With a net area of almost 24,000 square metres, Navet is a hub for nearly 800 employees across five companies. When tenants first moved in, fault reports were documented in spreadsheets — a process that was both heavy and time-consuming for the management team.

"We received almost 500 fault reports that we collected in an Excel file," recalls Stefan Wahlby.

Location-based work order management with a digital twin

The solution came in the form of Vyer's platform, with a digital drawing of the property and features for managing work orders and fault reports from tenants.

"It's user-friendly for the person reporting the fault, and straightforward on our end as recipients," says Lars Andersson.

Tenants mark faults directly in a digital drawing of the building via a public form on the website. Reports automatically become visible in the digital twin in Vyer, while a notification is sent to the responsible member of staff.

"We have a much better understanding of where in the building problems occur, and usually don't need to call the person who submitted the fault report — which saves us time," says Stefan Wahlby.

Proactive management with checklists and reminders

"The history of faults and remedial actions is also valuable for us. It allows us to see if certain faults recur and make decisions based on that," says Lars Andersson.

Better analysis of recurring issues makes it easier to identify the need for new routine checks — such as clearing roof drains to prevent standing water.
