As one of Europe's leading property companies, Hemsö has chosen to create digital twins of its entire portfolio. Over 200 buildings have been digitalised and around 400 operations technicians and property managers have access to Vyer's platform, where they map operations-critical and facility-management-critical information.

"I immediately got a good overview of the properties in Vyer. It's an incredibly good way in, and a powerful tool in my work," says Shilan Daneshyar, junior property manager at Hemsö.

Shilan Daneshyar joined Hemsö as a part-time junior property manager in Region North in May 2023. Since September she has also been doing an internship at the company as part of her ongoing training to become a property manager.

With over 15,000 updates completed to date, Shilan is one of Hemsö's most active users of Vyer, where the digital twins are being built up with the help of staff across the organisation.

"I'm grateful to be working with Vyer — it has helped me get up to speed fast. When I talk to property managers who work out in the field, they are surprised at how well I know where things are in the buildings, even though I work from the office. As a property manager, I think you have to embrace the digital — because that's where we're heading."

The digital platform is used today both for keeping drawings up to date, mapping spaces and equipment, and providing map support to Hemsö's existing fault reporting system — enabling faster troubleshooting and resolution.

From information silos to a shared knowledge base

As more information is made accessible, the digital twins will enable remote facility management to an even greater degree, as well as more data-driven ways of working to streamline operations.

Shilan is currently focused on coordinating previously scattered information about rental units and connecting it to the digital twins.

"I'm adding all our tenancy agreements into Vyer. In some cases it's detective work when the agreements don't contain information about floor, location or apartment number. Then I go into the Swedish Land Registry to match the right agreement with the right apartment."

She also draws on colleagues in the technical facility management team who hold a great deal of knowledge about the properties. By linking and sharing that information on the digital platform, she saves time for other colleagues in operations and management who no longer need to go through the same process themselves.
