Gustav Nilsson: “Property management should be as good as the people doing it”
Gustav Nilsson did not set out to start a property management company. He set out to simplify and refine it. Here is how he thinks about digital property management, why he chose Vyer as his partner and what he believes separates the companies that will succeed.

Gustav Nilsson didn't start Min Förvaltning because he wanted to run a property management company. He started it because he saw a different way to do the job, through faster, more efficient systems and ways of working.
After four years as an asset manager, he had experienced what property management was and how he wished it could be, more enjoyable, less dependent on any one person, and above all more efficient. One of the biggest risks in property management is that knowledge about a building sits with a single person, or is buried in clunky, outdated systems. When that person leaves or is unavailable, the knowledge goes with them. That is the problem Gustav set out to solve.
In July he launched Min Förvaltning, an independent management company for commercial properties. Within a few months, he had already landed his first major client.
From asset management to operations
Gustav grew up in Gothenburg and started out in hotel development at Nordic Choice, today Strawberry, and Scandic Hotels, working on business development to grow the hotel portfolio. It was hands-on work, close to the physical reality of buildings. But it was above all as an asset management consultant for larger funds and property owners that he landed on the insight behind Min Förvaltning: management today lacks the modern tools and ways of working needed to focus on improving each individual property.

What 'digital property management' actually means
When Gustav started Min Förvaltning, the idea was to be a digital property manager. But he quickly had to answer a harder question: what does that actually mean?
You can't manage a property without being there. We are on site every day, to be visible, to talk to tenants, to handle the day-to-day running of a building. What we've found is that modern tools free up more time to work with the actual property and help tenants, instead of administering tired, outdated systems. In Vyer, all the information is available to whoever needs it.
The answer he landed on was not digital instead of physical. Digital systems free up more time for operations and management to focus on the property itself. That is what drew him to Vyer, where fault reports, drawings, assets, work orders and history all sit in one place, tied to the right spot in the building. That is the connection Gustav had been missing.
Why Vyer
As an asset manager, Gustav had used up to four different systems to collect and manage property information before finding Vyer. The experience was familiar to most in the industry: spreadsheets, fragmented data, knowledge that lived in people's heads rather than in any system.
If I had tried to build the solution to the biggest problem in property management myself, it would have looked like Vyer. It is not just for technicians or property managers. It gives the owner transparency and real-time data on the property and its management too.
The references sealed it. Everyone he spoke to who had used Vyer came back with the same verdict.

The moment things clicked
Gustav had spent a long time looking for the right system for modern property management. Every system looked the same, and any change came with an hourly consulting fee. But when he saw the Vyer demo, he had the feeling that this was exactly what he wanted, without ever knowing he wanted it.
All the earlier systems are really just different versions of a horse, some faster than others. But when I saw a demo of Vyer, I saw a car. The others can improve their horses as much as they like, a car will always be faster. I saw something I didn't know I wanted, or even knew I needed.
What changes when information is collected digitally
One of the most visible changes has been in fault reporting. Response times are faster, the flow from report to fix to follow-up is cleaner, and tenant satisfaction has improved as a result.
The problem comes through directly, and the order to the contractor is precise. There's a smooth, fast flow, from report, to fix, to follow-up. Tenants stay updated, and contractors get the right information right away. It shortens lead times, reduces the risk of incorrect order specifications, and makes quotes easier to compare.
In practice, that means a tenant can log a fault directly in Vyer, tied to the right room and asset. The technician sees the work order, resolves it, reports back and closes it. No phone calls, no middlemen, no unnecessary delays.
For the property owner, the real win is peace of mind, knowing that management runs with full transparency, and that all the important information about the property lives in one place.
