Property technician: "A lot of time and money can be saved"

For nearly nine years, Marcus Bengtsson, 28, has worked as a facilities technician at Climat80, which manages the operational contracts for several of Hemsö's properties. He is now one of the first to begin using digital twins for the operation and management of properties in connection with a pilot project at Hemsö.

"There is a lot of time and money that can be saved by getting better control of all the information," he says.


At the property company Hemsö, several digital initiatives are currently underway to streamline the company's information management from idea to management. Recently, a pilot project was initiated with Vyer.com, where operational and management-critical information for five nursing homes is collected in digital twins of the properties in a web app. To ensure that the technology takes root in the organization, they have chosen to involve the operations early in the process.


Facilities technician Marcus Bengtsson is one of the employees participating in the pilot project.

He feels that there has been a lot of progress regarding the industry's digitalization in recent years. Nowadays, they have, for example, digital systems for reporting faults and reading water meters, something that was previously done with paper and pen.

"I like the technology and can see the advantages of the digital, but when there are so many systems we work in, it becomes almost more difficult, especially for those who are less tech-savvy. If it's not possible to build a bridge between the programs, it results in a lot of duplicate work."


The Vyer app, which can make connections and gather information from various systems, as well as reporting and communication, therefore has the potential to make things significantly easier, says Marcus, who today often functions as the spider in the web when others have matters regarding the properties.

He sees that the 3D models can assist craftsmen and temporary staff, as they make it easy to find and share information about spaces and equipment, as well as their geographical location.

"I know where most things are in my properties since I have had them for so many years, but it's harder for others. Getting to know a group of new properties can feel like being in a maze. It's a shame that they have to spend an extra hour finding something they could have found in five minutes."


Collecting knowledge from systems and employees in a digital information source reduces the stress of constantly being available. At the same time, it increases the ability to make decisions regarding measures and spare parts remotely with better analytical tools, which means fewer car trips to perform checks on-site and more time and focus that can be devoted to proactive management.

"Currently, there are so many fault reports on the older houses that it's hard to take the time to manage oversight one hundred percent. There is a lot of time and money that can be saved by getting better control of all the information. It isn't possible to keep everything in your head, so it is good to have Vyer as an assistant."

The pilot project started at the end of November and runs until June 2021. The PropTech company Vyer is developing digital twins for five nursing homes in southern Sweden. Selected employees from Hemsö's operations and management get to actively test how their work can be streamlined with access to digital tools for information and communication on the Vyer platform. The work will result in a template for how Hemsö can mass-produce smart maps for its entire portfolio.
